Its common knowledge that without properly detailed plans & proper supervision, your dream house can turn in to a nightmare. We take special pride in preparing detailed design & completed construction drawings based on your requirements and lifestyle. Our team of multi-national Architects & designers are knowledgeable of both western and Thai Architecture as well as western standards of construction. Some of our western consultants are builders as well, both in the west and in Thailand who have lifetimes of experience to help ensure your design & plans meet and exceed your expectations.

We have recently closed our office and now work through our network of Architects, Designers & Engineers. By closing our office we have become more efficient and able to offer our services at reduced fees due to less overhead. All of our plans are drawn to exceed Thailand Building codes & standards. Our engineers can design & prepare structural drawings for any terrain and soil type. Concrete piling is most common in clay soil areas whereas raft-type foundations are not advised without proper footings. Unlike western construction, the house & roof are supported by the concrete columns that extend down to concrete & steel ‘anchors’ (usually .50m high x 1.00m square placed in bedrock or natural soil instead of a house perimeter foundation supporting the structure, although we can design & prepare any type foundation to meet your requirements.

During the course of the design phase we will recommend specific materials and their use depending on your budget & requirements. For example: we highly recommend the use of q-con block or Super Block for walls due to their superior sound, fire & water insulation properties as compared to concrete block or red clay bricks. Although they are structural, they are mainly used to fill-in the wall areas between concrete support columns and horizontal concrete beams. (click on our links page for information).

We make every effort to produce plans that are accurate, understandable and efficiently planned based on the finished design and because the use of the internet we are able to make changes & modifications quickly based on the information you’ve provided to us.
We used several computer programs throughout the design & plan phases. During the design phase we will send you 3D rendering updates & 2d drawings to confirm the design or make modifications.

Many clients ask us “how much to build”.  To answer this requires knowledge of material quality, land location & specifications. At the time of this writing, construction costs vary from 3,500 baht per Sqm upwards of 25,000 baht per Sqm depending on the three items mentioned above as well as other aspects, So it’s very difficult to estimate the cost of construction without a detailed BoQ that lists materials, quantities and labor costs. The BoQ that we prepare is in English and for ‘your’ information and to check the accuracy of the builders tender documents. Any reputable Builder will prepare his own BoQ to determine the exact amount of materials & labor needed. You may want to reconsider a builder who relies on your BoQ as he will usually lay claim that he underbid the project based on "your BoQ" and will have to increase the price.

Our consultants are well versed in construction techniques and can advise on most aspects of construction during the design phase as well as meeting(s) with the builder.
Unlike most Architects & design firms who require complete payment up front. Our policy is 50% deposit and the balance due when design is complete/confirmed. Our fees average about 480 Baht per square meter for a complete design & plan package. Structural design, preparation of structural drawings and certification are additional and determined once the design is completed.
